Price the full monthly and upfront cost
List reliable income, recurring debt, down-payment funds, closing costs, and a post-closing reserve. Include property taxes, homeowners insurance, possible mortgage insurance or association dues, maintenance, moving, and repairs.

OHFA publishes current information about its homebuyer programs and down-payment assistance. Eligibility, availability, and program rules depend on the borrower, property, loan type, and current agency requirements.

Prepare a secure file and compare in writing
Gather the records the lender requests, which may include tax returns or W-2s, recent pay stubs, bank statements, identification, and property information. Share sensitive records only through a verified secure channel.
The Consumer Financial Protection Bureau tells buyers to request, review, and compare Loan Estimates from multiple lenders. Compare the key costs, cash-to-close figure, and loan features shown for the same scenario. A Loan Estimate, prequalification, or preapproval is not final loan approval or a commitment to lend.
Confirm education and inspect closing documents
Use OHFA's current homebuyer education page to confirm whether the selected program requires education and when it must be completed. Retain any required certificate and confirm that the lender has it.
Before signing, compare the Closing Disclosure with the Loan Estimate, ask about unexplained changes, and independently verify wire instructions through a trusted contact method.
